House Rules

- The villa is family-oriented; no loud parties or events.
- Smoking is allowed in outdoor areas only.
- Please ask us in advance about pets.
- The number of guests must not exceed the number stated in the booking.
- Children must always be supervised by an adult at the pool.
Good to Know
- The villa has several floors; stairs are used between floors.
- There are security cameras on the exterior of the property; there are no cameras indoors. A smoke detector and carbon monoxide alarm are installed.
- As we are surrounded by nature, insects may occasionally be seen; regular pest control is carried out.
- All furnishings were renewed in 2025.

Frequently Asked Questions
What are the check-in and check-out times?
Check-in is after 15:00 and check-out is by 11:00 at the latest. You can let yourself in with the smart lock; we are also happy to welcome you on arrival if needed.
How many guests can the villa accommodate?
4 Mevsim Konak accommodates up to 10–13 guests. It has 4 bedrooms, 5 bathrooms and a separate sitting area on every floor.
Is the whole villa ours?
Yes. The villa is rented to one group only. The pool, garden and all living spaces are yours alone; there are no shared areas.
Is the pool heated, and how big is it?
The pool measures 8×4 metres and is fully enclosed and private. It is heated in the winter months, so it can be used all year round.
Is breakfast included?
No, breakfast is not served. You can prepare your own breakfast in the fully equipped kitchen or visit the cafés and restaurants in Maşukiye within walking distance.
How do I book?
Simply send us your dates and number of guests via WhatsApp or phone (+90 531 467 63 33); we will share availability and prices shortly. Our villa is also listed on Airbnb.
Why aren’t prices shown on the website?
Prices vary by date, season, number of nights and number of guests, so we send you an up-to-date quote tailored to you.
What are the deposit and cancellation terms?
The deposit and cancellation terms are clearly communicated to you at the time of booking.
Are pets allowed?
If you would like to bring your pet, please ask us before booking.
Can we hold a party or event?
Our villa is family-oriented; loud parties and events are not allowed.
Is smoking allowed?
Smoking is only allowed in outdoor areas (garden, terrace); it is not allowed indoors.
Is it suitable for babies and children?
Yes, it is suitable for families and a baby cot is available. As the villa has several floors, children should be supervised by an adult on the stairs.
Is there heating and air conditioning?
There is air conditioning on every floor, as well as a fireplace. The villa is warm and comfortable in winter.
Is there parking and internet?
Free on-site parking and free Wi-Fi are available.
Can we have a barbecue?
Yes. There is a barbecue and fire pit in the garden, plus a rooftop barbecue area.
Where is the villa and how do I get there?
Our address is Maşukiye Mah. Mandalina Sk. No:17, Kartepe / Kocaeli, Türkiye. It takes about 1.5 hours by car from Istanbul. Restaurants and cafés in Maşukiye are within walking distance.
Does the villa have a tourism registration?
